Legal Question in Wills and Trusts in Missouri

When I purchased my home I put my children's names on the deed. Since that time I have paid for my home. My oldest son has passed and my oldest daughter and I are estranged. I would like to remove both of their names from my deed. How can I do this?

How you can clear up yrou title may depend upon how you added them. If it was by way of a beneficary deed, you may be able to transfer it to yourself, or your trust by yourself. But, if you did a warranty Deed or th eseller deeded it to you three, the process may be much more dificult. If your Son had no spouse or chidlren when he died, then his interst may go back to you and his father. You may have to have your daughter deed her interest to you.

You wre not able to provide enough facts to give you a clear direction. You should consult directly with an attorney in the county where the house is. Many offer a free or low cost initial consultation. Get a copy of the deed in question, and give it to that attorney, so they can give you a clearer explanation of your options.
