I have renters in my house without a written agreement. I want to sell the house. how many rights do they have?

Without a written lease, your tenants are occupying on what is referred to as "month-to-month" basis. That gives them the right to a 30-day notice of eviction. Note that the 30 days count backwards from when a rent payment is due, so if you collect on the 1st of each month, you must give them notice prior to April 1 in order to have them moved out by May 1. I hope your escrow is not set to close near to that date, or you may end up in court in an eviction action to get them out so your buyer can occupy. The best thing is if you can approach them amicably and try to get a friendly agreement for their move out. Try to avoid panic or resentment on their part when they are served with a big surprise letter telling them it is time to move out. Be sure to leave yourself enough time between their leaving and the close of escrow to get in to clean up, perform any required structural inspections or repairs and to have the appraisal done.
