eviction notices

if the eviction notice says that the premises must be vacant my a certain date, do you have 30 days from that day?

It is difficult to respond to your question as I do not know if you are making reference to a Notice to Quit, or to an order issued by the court after a hearing. If it is the first option, then the landlord still has to go through the remainder of the formal proceedings to obtain an order for your removal from the premises. If it is the second, the sheriff has the authority to remove you from the property, subject to the terms of the order and any rights of appeal you may have remaining.
