Renting a room in my home

If I rent out a room in my home, am I liable for any damage to their property or to that person or anyone visiting that person should some sort of accident happen? examples: fire, water damage, personal injury that occurs on my property, etc. He has children that visit every other weekend and if something happened to one of them, could I be held responsible by the child's mother that does not live in my home?

Your negligence (failure to exercize a duty of care) could result in liability to your tenant or their guests & children.

More importantly, your homeowners insurance may EXCLUDE COVERAGE for liability arising from a business, so you MUST check with your homeowners insurance agent to be sure you have that coverage.
