Legal Question in Real Estate Law in New Hampshire

underage tenants

I purchased a home as a rental property. I have moved in

a 19yearold and (2) 20 year olds. Two of which are my own

children. Now my question, if they were to have a party

at which there were other underage drinkers. Who is liable

if someone were to leave there in such a condition to do

harm to themselves or others. Or even, who is liable say

if someone goes home and those parents are upset that Johnny had been there and had been drinking. I wanted to know how i should protect myself and my homes. I know

the answer is to make sure that is not happening but we cant be there all the time. After all, they are supposed to

be adults on their own. Thanks for your time.

You should have a very well drawn lease. If there is a "problem" you still may get dragged in a lawsuit but you will be better prepared to defend yourself".
