Troubled girlfriend

I was dating a guy for 2 1/2 years and we were living together for two of those. He brought his belongins into my house. We are on the verge of breaking up and he wants his belongings. In the course of those 2 1/2 years, I loaned him a fairly large amount of money. I told him he can have his things when he pays me money. Do I have the right to do that or can he get a warrant to get the items out?
