Legal Question in Landlord & Tenant Law in New Jersey

Day of Closing

We have a property for sale with our tenants living here. Is it legal to state in the lease that they can be told to vacate the property on the day of closing should the new owner desire that? And what is the legal notice prior to closing that I should give them?

Thank You very much

Answer: Without having any other information from you, the normal statutory period for written notice to tenant to leave the property on the basis of the owners selling the property is 60 days. 60 days should run from the beginning of the month if the lease began on the first of a month. You have to send them a Notice to Quit and a Demand for Possession. If you need a lawyer to do this, give me a call.
