Legal Question in Landlord & Tenant Law in New Jersey

The house I currently live in has been sold by the original owner and someone purchased the house. They wish to occupy the entire premises (upstairs and downstairs apartment). I will get an eviction notice stating I have 30 days to move out. My question is is 30 days really all their giving me? Is it legal? Can I do anything about having more time to move?

I have 3 children.

I reside in New Jersey.

My lease was monthly for the past year because the owner knew she was attempting to sell the property.

You may have the right to stay in the premises until at least the end of what would have been the next term had the original landlord offered you a new lease. Under the New Jersey Anti-Eviction Act, it is not sufficient that the original landlord orally tell you that your lease is being terminated or modified because a new owner might want to occupy the premises. The proper written notices must have been given. Depending on whether you agreed to a new month-to-month arrangement or not may also influence what happens. I suggest that you should have a lawyer review your past lease, any lease modifications, and any written notices that you received. Be sure to give the lawyer a timeline describing what happened in what sequence.
