Legal Question in Landlord & Tenant Law in New Jersey

I've lived in a 2 family home, occupied by the LL. 9 yrs....2 with lease, 7 w/o. He recently agreed to paint one wall of one room because of the damage from the electric heating system.

He started to "wash" the wall, left it worse than before and then decided it was NOT his responsibility. I of course, had some harsh things to say to him and it got out of control. My fear is he will raise my rent astronomically or evict me. How do I handle this? My friend is painting as we speak. I am more worried about long term at this point.

In an owner occupied two family building the LL is not covered by the anti eviction act. The LL can evict at the end of the term. He can't raise the rent during the term and any rent increase must be reasonable.
