Legal Question in Landlord & Tenant Law in New Jersey

We have signed a rental lease for a townhome and are waiting to move in, in a few weeks pending the final maintenance issues. The landlord is out of the country and working via a realtor. After signing the lease and submitting the security deposit as required by his realtor, she sends the lease to him in the UK. The landlord sends the lease back with addendems that we do not agree with.

The legal status of the document depends on whether (1) the broker signed the lease for the landlord and was simply sending a copy to him or (2) the lease had not been fully executed and the landlord's signature was required to make it binding. Assuming the latter, the changed terms make the landlord's actions a rejection of the lease that you signed and a proposal for the additional terms. You may accept the modified lease or reject it. If you reject it, you can propose other terms if you want. If you do not reach an agreement, will get the security deposit back.
