can one file a quick claim deed off of a property to become free of debt on it ?

the home is co-owned by my son and i.he is now married [for 1.5 years. he and i refinanced on the property 1 year ago

A quitclaim deed is a means of transferring one's interest in real property without making any warranties of ownership. The giving of a quitclaim deed does not reduce or transfer any debt and may actually accellerate debt on a mortgage loan.
