legal ownership

my parents signed a deed between them and my sister 1, with a life estate. dad died, mom's still living and sister moved out. sister 2 moved in and sister 1 wants a lease signed for rent from sister 2 and wants to will house to her son. can sister 1 make herself landlord while retaining a bedroom for weekend stays and does she really in fact have sole ownership of the property?

I would really need to see the Deed; however, it is possible that sister #1 now owns the property out-right. If that is the case, not only could she rent it out (to your other sister or anyone else), but she could sell it if she wanted to.
