Multiple dwelling evection

We own and live in a 3 family. We're having problems with one of our renters.Refusal to let us repair the apartment claming they have a sick child, and the paint, floor glue ect. will bother the child.late rent payments, and overcrowding aftre the birth of another child, and the childs father moving in.can we ask them to vacate with a 30 day notice?We have a verbal lease agreement.

A verbal lease is month-to-month tenancy. You can give a 30 day Notice To Quit, specifying the reasons for the termination. Repeated late payment, among other grounds, is a basis for termination, as is more tenants than permited and refusal to allow repairs. You will probably have to take them to court for removal. Be aware that due to housing shortages you may not be able to remove them quickly, and that the landlord-tenant court may give them some reasonable time to relocate.
