Legal Question in Real Estate Law in New Jersey

My parenst have been living in a building for about 35 years. tehre is rent control there, They have been to sign a ;ease along with all other tenants. My question is this..it is a year;y lease...does this mean that iif they sign and at the end of that lease, the landlord can ask them to move, Isnt there a law that keeps people who have lived there for that many years from being evicted. also they have asked then not to have a washer/dryer when they ahve always had one.

Hi there,

Landlords in rent-controlled situations are required to make a renewal offer. The landlord can't just evict them without cause (though there are common excuses for eviction that you should be aware of). Generally, they're not allowed to make changes that take away rights tenants had in the original lease - that means they would it would probably be impermissible to include terms prohibiting a washer and drier in future leases.
