Legal Question in Real Estate Law in New Jersey

Pool Installed

I have recently installed an above-ground pool in my backyard. My yard in fenced in on three sides, with my house on the fourth. People keep telling me that I am legally required to put a lock on the pool ladder for liability reasons. I was planning on doing this anyway, but I was just curious if this is an actual law. Also, I was told that if a neighborhood kid sneaks into my yard, even if I am not home at the time, I am liable for any injuries. Is this correct? How can I protect myself?

Re: Pool Installed

There is a great deal of case law in NJ about liability to an owner of a pool. Certainly, your yard must be fenced and secured. You would absolutely have potential liability if somebody got injured in the pool even if they were not invited. You should consult your homeowner insurance agent about increasing your coverage and making sure that you are in compliance with insurance company requirements for your pool.
