severance

situation: A&B (husband and wife) and C & D (husband and wife) own property as ''joint tenants''. C& D transfer their interest in the property by using a quit claim deed to X & Y .

Is it necessary for C & D to notify A & B of the tranfer?

Re: severance

No it is not necessary to inform them of the transfer-but the purchaser takes subject to the other joint tenants' rights- particularly the right of survivorship. They also take as a tenant in common- not as a joint tenant.
