can a married indivdual who owns a house transer title

(deed) to herself and unmarried individual as joint tennants for purpose of refinancing mortgage ? what type of deed is required to do this and are there any potential legal reprucussios if a divorce occurs sometime later between herself and husband who already quitclaimed property back to her ?
