I am looking to start a rental web site. What type of legal documents do I need in place (besides basic incorporation docs) to be able to charge monthly recurring charges as well as charge customer for broken on unreturned products?

The answer greatly depends on the type of goods you are planning to rent, whether the goods are owned by you or a third party, the type of payment you will be using, among some of the consideration that would dictate the type of agreements that would be required. Realistically you need to consult an attorney to put the correct documents in place. The cost of attorney review should not be high as many of the documents are standard and would like to require only minimum modifications.
