initiate forclosure proceedings in new york

i hold the mortgage on a co-operative in new york

and i need to initiate foreclosure proceedings since the mortgage has not been paid in the last 12 months

FYI, co-ops do not have mortgages they have security agreements as they are not real property but shares of stock.
