Legal Question in Civil Litigation in New York

Landlord/Tenant , possible eviction matter

My husband and I have been renting without a lease for 4 years. The house is being sold and we weren't given any notice and now we feel the landlord is trying to make up reasons to evict us. we have a 21month old baby and she rang our bell last night and said we were making him make loud noise to ''get back at her'' and that it was ''unfair'' to her. We have been close friends with her since we moved in, now she has done a complete turn around. If she serves us with an eviction notice to vacate in 30 days what are our options considering we are aggressively looking for our own home since we are being forced out with an infant?

If you are served and do not leave, she'll have to go to court.

Pay her the rent, becasue she must reject it for the notic to stay current. Pay by check so that ther is a record.
