Legal Question in Civil Litigation in New York

neglience by restaurant,started a building fire

the fire started in the restaurant after they ( Not the landlord} turned off the gas. that day a fire started after they turned on a gas heater. Do we have a suit against landlord, restaurant or both of them. We are vacated from our building
