Do you have to be a citizen in order to own a house and pay mortgage, also is there a way a non citizen can open up a automotive repair business (on lease) who does have a legit social security number.

No, it's not necessary to be a US citizen to own a house and pay a mortgage, but the rules on who qualifies for a mortgage varies from company to company. Some companies don't allow nonimmigrants to qualify for a mortgage, others have higher interest rates the more temporary the immigration status.

Rules regarding businesses vary by state contract law, government and other laws, separate from immigration law, so those need to be checked. It is possible to qualify for immigration status sometimes through ownership and management of a business, but not always. It's also possible to qualify for immigration status another way and also own a business.

I don't understand your question about social security numbers. The easiest way to get one is with employment authorization in the U.S. How one qualifies for employment in the U.S. is a broad subject.
