Landlord Fraud on Commercial Lease

I signed a 5 years commercial lease with landlord having the term that I can move out anytime if flooding happens in the office which was wrote clearly on the rider of the lease (but not on the signature page).

By three years of the lease, we had experienced more than 6 times flooding in the office, the damages were not dramatic, but good enough for us to call it off. We told landlord that we will move out due to flooding issues according to lease, but he said on the lease he signed there is no such term, and showed us his version, we are shocked by this type of lier, and also found out his attorney tile got disbarred due to cheat on clients� money.

Can I sue him for fraud at this point?
