Getting the Landlord to give me something in writing
I'm an artist in commercial space with a noise problem from my next door neighbors business. My landlord will not stop the problem but told me he would release me from my lease obligations of 16 more months on my lease. He will not give me anything in writing stating this and I want to use my 2 months security as rent to insure getting security back. I have already caught him in numerous lies so I can not trust his word. I want to move out but I think he is going to try something. how can I prevent him from doing something like beginning eviction proceedings?

Have him sign a release of your tenancy.

This is an easy question. A written 'release' is a simple document and will do the job.
However, since you do not trust him, you might want to be more aaggresive about getting something in writing. There are several ways: get an email record of your agreement in some way. that is a writing. Not as good as a signe release, but helpful.
In addition, you might want to make a record of the noise levels. You can argue that he has failed to deliver the premises inaaccord with your lease and, therefore, the lease is no longer binding on you.
