Legal Question in Landlord & Tenant Law in New York

Can you have a pet. No written lease

My aunt lives in a rent controlled co-op (converted) apartment in NYC. Rent controlled not rent stabalized. The owners association aquired the apartment about 4 years ago. She does not have a written lease. I guess since it is rent controlled, the co-op board felt no need to have her sign a written lease. She just recently had a stroke. I am going to move in with her to take care of her and I have a dog. Since she does not have a written lease and she is not an owner, is she subject to the co-op rules and regulatiions regarding pets? I assume the owner of the apartment would be but the owner is the association. Can they try to evict her\us if my pet violates the Co-op rules?

It's an interesting question, but the co-op will have every incentive to try to evict you whether they will be ultimately successful or not. If you move in with the dog, you are inviting a lawsuit. I would advise strongly against it.
