Sublet security deposit

I'm currently in Ireland and am moving over to new york for the summer on a J1 visa. i found an apartment on tosublet on the net, and the landlord requires 1300$ security deposit via bank transfer to his accountants bank a/c. once he has received this payment and the signed lease form (which he sent me), he said he will send me the receipt, keys and a copy of the lease form with his signature. I'm a bit unsure whether to send it or not as i'm not definite whether its legit or not! If i was to send the money and never heard back from him again, would i have a leg to stand on?

Its completely uneccesary to use a broker. As attorneys, we can help for a more nominal fee, whereby we can complete the transaction for you as well as review the lease, if you so desire. We can either put the deposit in our escrow account and issue our check at the proper time or simply handle the exchange on your behalf.

You may want to use a reputable licensed real estate broker to consumate the transaction. Although you would have to pay the broker (usually 1 months rent), it may be worth it to insure a legitimate transaction.
