collection of rent payments and a 30 day notice

our lease ends 6/30 since 3/1 we have been making small weekly rental payments to our landlord(we have been here 3 years)as times have gotten harder--in the past she has been very nice about accepting pymnts. (she was paid in full for all rents due and owing)she has accepted these payments since Mar--understanding we would leave at the end of lease with no fight,but yesterday after collecting a payment she gave us a written letter stating at the end if mar and april are not paid in full by the fifth-this was our thirty day notice--but she is coming on the sixth to get more money-what are my rights-and is that a 30 day notice-can she still get monies or should we stop making them as we have notice now? You can be sued for unpaid rent the day after it is due. You can be sent a notice to get out when your lease expires or any time afterwards, provided you are not in a rent stabilized apartment. Accepting small rent payments has been a courtesy she need not continue.
