Legal Question in Real Estate Law in New York

Commercial vs Store Lease

My company is looking into renting space in NYC. We received from the landlord a standard store lease instead of commercial office space lease. The space were occupying was once a store but we would be using it as a sales office (and were not selling goods per se).

Are there separate property laws/rules relating to stores versus commercial office space? If we sign this type of form lease, I want to make sure that were not subject to any special rules.

You really need an attorney to review the lease. It is impossible to give advice without reviewing the documents. I can be reached for a free phone consult,

Re: Commercial vs Store Lease

Retail (store) and office leases are quite different and it would be a bad decision to sign a retail lease if you are planning to use the space for an office. Feel free to call my office if you need legal representation -- none of the leases are drafted to protect the lessees, but in New York a commercial tenant can really get hurt.
