deed to house

My mother has paid off her home of 29 years and would like my aunt to take her name off the deed. She was put on when my parents got divorced 28 years ago as a source of income but never paid the mortgage, taxes upkeep, utilities etc.. She refuses to take her name off the house unless my mother takes her name off the house my aunt lives in( their parents willed the house to them and their brother several years ago). How can my mother make her sign off on the deed?

Re: deed to house

You cannot force an individual to remove his or her name from a deed. You would have to start a partition action to divide the house.
