Can you by an estate not to be used for commercial use and change that? It's on a main street surrounded by buisness's.

It depends. On many things. Is the restriction on uses imposed by deed? By zoning? It makes a difference. If you're going to buy a property and intend to develop it as a new and different use, you're going to need to hire an attorney to do a land use analysis. No way around it.
