guarantor agreement for rental lease

is there a standard form I can get for guaranteeing a lease? I was asked by a rental company to ''waive all notices when tenant is not paying. . .etc . . and owner can sue guarantor directly. . . and to waive a trial by jury if a counterclaim is brought.'' I consider this highly irregular as I have signed guarantor agreements before.

These provisions are not that unusual, but you can always try to negotiate a contract.
