Legal Question in Real Estate Law in New York

My husband and I finalized our divorce in November and I am trying to obtain a mortgage for myself, as he doesn't want the house. Can I back date the quit claim deed?

How are you going to back date the date the notary signed your husband's signature? This is just a bad idea. You should be preparing another deed and have your ex husband properly sign same.
