Should individual rooms in a house be leased separately or should they all be under on lease? What rights do I have if I have an individual lease in a house?

You may only lease a house in accordance with its certificate of occupancy. If the c/o is for 1 family, you may only rent to 1 family - whether it is one room or one house.
