inheriting & selling said house

what procedure is necessary to sell an inherited house. my father died leaving the house to me & my brother. we want to sell.

You will have to probate the estate and then you can sell the property.

It depends on how it was left to you. The title company may or may not require a fiduciary's deed, depending on whether the home was left in a specific or general devise, among other issues.
