Unless it is rent stablized or rent controlled you are under no obligations to renew. However, you must serve the tenant with proper notice of such and if it seems that they will not vacate voluntarily, it would be extremelyu advisable to have the notice drawn up by an experienced attorney that would likely thereafter need to file eviction proceedings on your behalf.
