Legal Question in Real Estate Law in New York

I am the primary leaseholder at an apartment. I have given my ex-girlfriend 30 days to move out but she will not. What can I do to force her out?

You have to have someone else serve her with a 30 day notice to quit, then evict her through a holdover proceeding in landlord-tenant court. Move anything of yours that is valuable to storage before you give the notice.

Also make sure that you have a good Tenant's insurance policy in force. People who are evicted can sometimes trash the premises on the way out.
