Terms of Eviction

We are buying a home currently being rented. Renters are behind in rent. Haven't been current in almost a year. Does landlord have to give them 60 days to evict? Also, if they refuse to evict, what are our legal rights to get them out? They've been given since 9/10/99 (when we made offer to buy house) to get this resolved, but refuse to cooperate and move out. Is there anything more we or the landlord can do about it?

Unless you are buying the property subject to lease, must be delivered vacant and broom clean.

The landlord should take the appopriate action.
