Broken real estate contract

We have a condo conversion property that we signed a contrsct with a buyer in August.

It was due to close last week - the buyer decided she did not want to buy it any more - even though all her items on the checklist were done . Our real estate agent said she was not going to show at closing - now

she also wants her earnest money back too - My agent faxed her a form to get out of the deal but she never signed it - what are our options?

The contract provisions would likely control this situation. Look to see if any provisions address the return of earnest money.
