Legal Question in Real Estate Law in North Carolina

I have a question about a rent to own contract

it is stated that the buyer must pay taxes and property taxes and maintain insurance at the address and if does not will result in termination of contract agreement. the taxes were due on1/5/18 and have not been paid does that mean the contract will be terminated?

If those are the terms of the contract...yes, but! The law requires a notice to be sent to the buyer and for them to have at least 30 days to cure the default.
