Legal Question in Real Estate Law in Ohio

I own commercial property in Euclid, Oh. The city abandoned a street, and I received an extra 25 feet of width. The other property owner also received 25 feet. What happens now, the other property owner improved the property with additional parking. However, when their customers exit the property, they are driving on my property to go out onto the road. I want to put something their to block the encroachment, but the city won't let me. Where can I go for legal help on this?

Dear Inqirer: It is necessary to view the plat and legal descriptions of your property and that of your neighbor-adjacent property owner, in order to determine the legal rights of each of you.

Unless you can reach an agreeablwe resolution, it may be necessary to bring an action for judicial determination, whether a quiet title action or judicial determionation of property rights. Retain experienced legal counsel. Good luck!

Is this a substandard or nonconforming lot according to Euclid's land bank policy? The City has written policy regarding the type of expansion you seem to be talking about. There would need to be more details.
