Disclosures-private alleyway easement

My cousin bought a house in Xenia, approx 1 year later her neighbor told her she had to quit blocking the easement. Apparently the neighbor has a private alleyway right that starts at my cousins driveway, goes through the grass straight to the back of her property then across the back to the neighbors property. My cousin was not told about this ''private alleyway'' when she purchased the house. Does she have any recourse? Also- a new survey was done for this closing, there is no mention of this ''private alley''.

She needs to have her title ins. report reviewed and then notify the title ins. company about the issue. It also would not hurt to contact realtor, if any, or the previous homeowner to get more info. on the issue.
