Legal Question in Real Estate Law in Ohio

False Damage Claims

Several months ago I moved out of an apartment. My roomate and I cleaned everything to the best of our ability and feel we left the apartment in a similar condition to when we moved in. Unfortunately we neglected to take pictures, though. A couple months after we moved out, we received a damage bill. It accused us of several damages that we did not do, and charged us approximately $250. Upon several written requests for pictures, evidence, etc...management declined and demanded the money. Are they not required to provide evidence of damage? How can they demand money without furnishing evidence? What if they send this to claims? Thanks for your help!

Re: False Damage Claims

All that is required is an itemized list of damages and deductions from the security deposit. Evidence is needed only if the case goes to court.
