when you are listing a house you need the Disclosure Statment and the Lead-Based paint disclosure.

You will need a contract between the buyer and seller which sets forth the terms of your agreement, any contingencies, any inspection periods, termite inspections, gas line warranty etc.

Real property is passed by a deed and generally in a real estate sale situation you use a general warranty deed. If you use a title company the title company will generally prepare the deed.
