Quit claim
I signed a quit claim deed 3 years ago with the understanding my x-husband would refinance, he has not. He has missed payments and it's ruining my credit score. Is there anything I can do?

If this agreement is part of your divorce decree, you can enforce through contempt. Otherwise, unless the obligation is in writing, you may have difficulty enforcing his promise to refinance.
