After termination of contract with realtor,can I sell immediately to whomever I want, if they were not given a written proposal to buy from agent or is there a grace period

No one can answer this question without seeing the listing agreement. Most listings require a commission be paid if the property is sold to any person who viewed the house during the listing period within a certain time after the listing ended, typically 60 to 180 days.
That is why realtors need to keep track of who viewed the home.
