Dear Inquirer: A lien is a claim against the title of real estate (real property) for work or services. These may even include a claim by a utility company for water, sewer, electricity, etc. A release of lien is the dismissal or satisfaction of such lien, i.e. it is no longer a claim zagainst the title to the property.

You may wish to consult an Attorney to advise and guide you. It'll save you several sleepless nights.

Good luck!

Sincerely, J. Norman Stark, Cleveland, OH.
