Ownership of a House

My Father bought a house with his girlfriend.

She passed away. (4/7/02) The house is in both of their name's (She has Adult Children's)

His the House his now, or what do we need to do to make

sure it is.

I depends on how the house is owned. One must look to the deed to see how the property is owned. If it is joint with right of survivorship, then it is no problem to transfer the house to your father. If it is joint or tenants in common other issues may arise.

Contact local counsel to clear up title.

Determine what type of deed your father and his girlfriend had. If it was Joint and Survivorship, then your father now owns the house entirely. If the deed was not Joint and Survivorship, then the girlfriend's estate has an interest in the house, and her Will will control who gets her interest.
