Legal Question in Real Estate Law in Oklahoma

Is a contract on a rent to sell house valid if it was not notarizied. there is two witness but one have multiple felonies. can i break this contract on this matter

It is only invalid if ypu can prove that the signatures are not credible or valid. Or if you can prove that there is a breach in the contract.
