Renter is running a business from my home

I have a potential renter who intends to run a small consulting agency and use my home as her base. I've seen in the free lease agreements that this is usually prohibited behavior from a renter. Is there a liability issue here? Is this a stipulation I should have an attorney review before omitting from the lease? I'm curious about my legal responsiblity if this tenant gets in a legal wrangle while renting, and doing business, from my home?

Different businesses have differnt effects on the liability of the property owner. In the case of a consulting business, the main question a residential property owner has to ask is whether any of the customers will come to the property. If not, then the possiblity of problems is signifcantly reduced.

The next issue is whether there is a need to store large amounts of goods or install things like a large computer network. Each of these will also impact your property.

Typically a residential landlord who allows a tenant to run a business out of the property will want to have his/her attorney assist in drafting lease provisions to reduce the landlord's liability. Among the considerations would be the requirement that the tenant obtain insurance to cover the landlord for liablity and provisions that absolve the landlord of liability for any goods or other personal property used or stored on the premises.
