Lease to Own Contracts

I need to know what specific points should be included in a lease/own contract to give the leasee/owner the best advntage.

Unfortunately your question is not clear. I assume that you are talking about a tenant who has the right to purchase the property in which he is leasing. If that is correct you must have clarity as to the purchase price and any credit for the rents paid towards the purchase price. The date of the option as well as the other terms of the sale. How long is the option for and do you have the right of first refusal if the property is put up for sale. This issue is to confusing for you to handle on your own. I strongly recommend that you seek the advice of legal counsel because once you sign the agreement your rights are permanently fixed. At that point an attorney is of no use to you. It is similar to an agreement of sale in that the full understanding and terms of the purchase should be set forth.
